Business Club’s Serviced Office in Business Center «Iskra Park» is a comfortable and modern work environment inspired by Ayn Rand's philosophy. The office is designed in a build-to-suit format. It accommodates 3,205 people in a total area of 25,000 m2 on 5 floors. The architects' primary objective was to maximize the number of workplaces while ensuring employees’ comfort and delivering exquisite service quality. They created a space that puts people first, allowing them to focus on creative and professional tasks while limiting distractions.
The cornerstone of the project is a thoroughly designed layout. To function properly, a serviced office should have enough room for service needs while keeping as much space for tenants as possible. Architects created a plan that maximizes working areas and incorporates 68 storage and service personnel rooms, along with 2 reception areas. The bureau has developed a clear and intuitive wayfinding system to ensure a smoother experience for both staff and guests in the office.
The space provides a variety of workplaces, including fixed and flexible options: open spaces, individual offices, meeting rooms, call rooms. There are numerous informal areas such as coffee points, game rooms featuring ping-pong, table hockey, and soccer, a gym, a space with sunbeds, and a stand-up area. Facilities like printer rooms, dressing rooms, showers, and a medical room are also available.
The design concept is based on the industrial style and inspired by the philosophy of Ayn Rand. The serviced office embraces the ideas of rational individualism and offers a dedicated space for each employee. Each detail is crafted to encourage self-expression and creativity. For example, certain surfaces are covered with stemalite for visualizing ideas and collective work.
The industrial-style open ceilings and various concrete elements not only seamlessly integrate into the design project but also became a solution to keep up with tight deadlines and the limited budget the client set. The bureau incorporated wood, textiles, warm natural colors, and greenery to make the interior warmer. Certain walls are decorated with authentic patchwork quilts. The majority of items used in the design are custom-made. To minimize visual noise, public areas are designed with a calm palette, with a few bright details in meeting rooms and individual workspaces.
The highest level of employees’ comfort, even during high occupancy periods, is achieved through special attention to acoustics. For example, a carpet in the open space helps to absorb sound, as well as numerous acoustic panels on the desks and walls.
Another major focus of the bureau in the project was sustainability and the environment. The potential public and ecological impacts were significant at every stage, from layout planning to the selection of materials. Thus, to maximize the access of employees to natural light, most public areas were strategically located in parts of the building with panoramic windows. The team also considered the carbon footprint of used materials. Chosen detailing is mainly made of recycled contents.
