Originally built in 1985 and long anchored by a Giants grocery store and beloved neighborhood retailers, Burtonsville Crossing once served as a familiar community hub. Over time, vacancy, end-of-life building systems, and an outdated architectural identity diminished both its performance and appeal. Yet the Burtonsville community has repeatedly shown the site’s potential to become more, notably through the 2019 Burtonsville Placemaking Festival where local music, food trucks, sports areas, and pop-up art transformed the center into a lively, people-first destination. Drawing directly from that energy, the revitalization of Burtonsville Crossing repositions the shopping center as a multi-modal, multi-experienced place that welcomes drivers, public transit riders, and pedestrians with equal clarity and comfort.
Central to the vision is a new plaza that creates a true heart for the property. Strategic square footage relocation allows space to be carved out for gathering, events, and everyday social connection, while improved sightlines and strengthened visual connections help re-knit the center to its surroundings. Greenspaces and a rebalanced pedestrian realm introduce moments of respite and shade, softening the retail environment and encouraging visitors to linger. The result is a more intuitive, inviting site experiences supporting both daily convenience and community activation.
Architecturally, the project transforms the center’s identity through deliberate façade variation and a refreshed, contemporary character. Multiple design and construction typologies—from modern farmhouse and industrial farmhouse to iconic modernism and modern minimalism—were explored to establish an aesthetic that feels both current and contextually grounded. The final approach leverages adaptive reuse to retain existing infrastructure while introducing a strong horizontal façade expression and a limited, cohesive material palette. This strategy elevates the center’s street presence, improves cohesiveness across tenants, and delivers a high-impact update without unnecessary demolition.
Together, these moves—placemaking, adaptive reuse, and multi-modal access—recast Burtonsville Crossing as a renewed neighborhood destination: flexible, welcoming, and built to support the community’s evolving needs for years to come.
