BROSKO Retail PARK & HOTEL is the new largest multifunctional centre in the Khabarovsk Krai. The second stage of the complex is a new 10-storey multifunctional shopping mall, which includes shopping galleries located on three levels, a fitness centre, two-storey indoor water park, spa complexes on two floors, a six-storey «Holiday Inn» hotel, a conference hall, two pools on the roof, a bar and a restaurant, outdoor parking.
The total area of the shopping mall - 27 904 m2;
The total area of the hotel - 9 481 m2;
The total area of the water park and spa - 14 300 m2.
The main difficulty of the project was combining several functions in one building, the need to ensure the independent operation and the possibility of independent maintenance and use of these functional areas of the complex. The flat roof over the retail area was the fifth facade and created restrictions for the placement of MEP equipment.
The geological and climatic features of the region and the construction site are combined with a difficult building location along the river bank.
Structural solutions for the «Concept» stage
Cantilever plates and beams were used for the execution of the architectural concept in the area with a complex-shaped atrium post-tensioning technology. A transitional (transfer) reinforced concrete slab was used in the structures of the hotel above the shopping centre, with different design layouts.
Another difficult aspect of the project was the immediate vicinity of the existing first stage building of the multifunctional complex.
Clancy Engineering specialists developed conceptual structural solutions based on the Architectural concept of the complex in order to determine preliminary structural loads, including three ways of analysing the column grid and preliminary dimensions of structural elements (beams, columns). The client received basic structural layouts, cross-sections, load layouts.
MEP solutions for the «Concept» stage
As part of the conceptual MEP solutions, preliminary engineering loads were identified.
The following documents were issued as part of the Concept stage: a report describing the proposed design solutions for each MEP discipline, a list of brands used for MEP equipment and materials, calculation of the preliminary loads of MEP systems, several options for the location of mechanical and electrical rooms, areas for the location of equipment on the roof, including MEP equipment on the building’s facade.
Master plan solutions for the «Concept» stage
Conceptual solutions were developed for the master plan in the scope of MEP solutions, as well as an analysis of the parking lot traffic pattern, entrances, exits on the site.
We prepared schematic diagrams of transportation lines with the city, preliminary zoning of the parking, delivery areas, pedestrian areas, architectural drawing plan of the site, placement of the parking lot for the object, options mechanical and electrical rooms’ placement.
