The project on Bolshaya Nikitskaya street in the heart of Moscow is a redesign of 2-4-storey residential houses dated back to XVIII century in the centre of Moscow into the modern multifunctional residential complex with a 5-Star hotel, underground parking, a swimming pool and spa, restaurants and boutiques.
During the project in 2017 we have completed an adaptation of foreign design on MEP networks and structural solutions, provided consultations to the foreign designer according to Russian requirements and made solutions based on the requirements of the hotel operator.
We've worked on the project stage for structural solutions, project stage for all internal networks and project stage for section «Scheme of the land plot arrangement».
A number of the existing houses are considered to be historically valuable city-planning objects. Therefore, their external facades shall be preserved. Design presupposes retention of the general town-planning structure of the existing development with extension and construction of additional floors, and also facades redesign.
The underground part of the building is located under the whole site in two levels, and under the preserved part of construction— in one level. Due to dense development and in order to reduce negative impact on the environment, for construction of the two-storey underground part of the building, our company chose the construction method «Top-Down».
The one-storey underground part implied placing of the preserved walls on the piles and phase-by-phase construction of basement walls and a foundation slab. Another aim was to move the preserved facade walls to the new RC framework.
The building was designed without expansion and temperature joints, which allowed to fulfill the architects’, hotel operator’s and interior designers’ requirements.
Civil engineering solutions
Civil engineering solutions implied creation of comfortable and cozy environment in the zone of the internal courtyard, set up on the roof of the underground parking and on the terraces of the future flat and hotel guests.
For safe operation of the building, our team carefully worked out storm sewage solutions from the accessible roofs and construction of the roof layers for possible planting of forest trees according to the architectural concept and at the same time in order to minimize loads on the building structure.
MEP solutions for the complex were originally elaborated by the foreign designer, afterwards, they were adjusted by CLANCY ENGINEERING team according to local norms. Solutions on smoke ventilation were elaborated in full scope, from the very start.
- Exclusive requirements of the hotel operator to the level of comfort in the premises, maintenance of heat and moisture regime, provision of round-the-year operation of cooling system.
- Design in constrained conditions — small size of the building, preservation of historical facades, search of places for technical premises, location of air-intake units on facades.
- A large list of functional zones in one complex. The necessity to provide independent MEP networks for various areas.
- Design taking into account the requirements of «green» certification of the object — BREEAM.
