Between the urban front of Armação de Pêra, the dunes, and a protected lagoon system, Bayline occupies a rare site, where the landscape, horizontality, and environmental responsibility shape every design decision. Instead of starting from scratch, the architects reinterpreted a partially built and already approved project, respecting the existing urban parameters but refining the architectural expression into a lighter and more contemporary language. The complex unfolds into six volumes arranged along a gentle east-west axis, creating a calibrated transition between the denser urban fabric and the open natural territory of the lagoon.
The most recognizable detail of the complex is the large cantilevered triangular balconies, which articulate the façades with a sense of lightness while simultaneously functioning as effective solar protection, drawing variable shadows that define the visual identity of the entire development. In total, there are 255 apartments ranging from one- to three-bedroom typologies, distributed across the various blocks, each with generous terraces that frame the sea, the gardens, and the horizon. The central block concentrates the common areas, an amenities floor featuring indoor and outdoor pools, a spa, sauna, Turkish bath, massage rooms, and a gym, creating a social heart protected from the surrounding streets.
The landscape design is fundamental to the environmental coherence of the project: the intervention reduces impermeable surfaces and maximizes planted areas, responding to the flood-risk characteristics of the terrain. Over two hectares of private gardens run through the development, merging with the natural systems of the lagoon's edge and reinforcing the ecological continuity between architecture and landscape.
