Creating a landmark with intentional site planning:
The residential tower's strategic 45-degree plan rotation provides uninterrupted views for all units, optimizing the visual experience for residents. This rotation maximizes views and enhances the retail corridor, creating a strong visual terminus that bookends the Phase 1 Retail development. This careful alignment of the tower ensures that residents and visitors enjoy expansive vistas of the vibrant urban surroundings while fostering a sense of continuity and flow within the development.
The residential tower's placement at the end of the retail corridor serves as a defining landmark, anchoring the entire development. This terminus creates a focal point that orients occupants of the public ground plane, enhancing the site’s sense of place.
The aim was to create an elegant tower with a perspective and arrangement that reinforces urban site and critical regional imperatives. This was accomplished both by the precise rotation and veiling skin expression. The main planning axis needed an aligned terminus and something that responded to the climatic intensity of attempting to adhere to the cardinal facade orientations of the remainder of the residential towers of the complex. The position at the NE corner of the complex added to this need. Solar studies and extensive presentations with stakeholders validated this instinct.
