When the owners of this SoWa warehouse conversion took on a half-finished loft, they inherited a blank canvas: nearly 5,000 square feet of open floor area under 18-foot ceilings. The goal was ambitious — turn that raw volume into a warm, livable home for a growing family, without losing the scale that made the space special in the first place.
The design hinges on one expansive central living area, the largest of its kind in the building, anchored by two freestanding walls — one in matched Koto wood, the other a hand-finished polished plaster — that organize the private rooms and back-of-house spaces around it. Because neither wall touches the building's perimeter, the corners stay open, letting sightlines travel and the sense of scale carry through the whole plan.
Daylight shaped nearly every decision. Kitchens and bathrooms cluster near existing skylights, an entry stair is wrapped in stainless mesh with layered lighting for evening use, and the primary bedroom opens onto an outdoor terrace with skyline views.
