A New Model for High-Capacity Healthcare in a Compact Urban Footprint.
Yashoda Medicity stands as the flagship super-speciality hospital of the Yashoda Group, located in the heart of Indirapuram, Ghaziabad—one of the National Capital Region (NCR)’s most densely populated urban precincts. Nearly half a million residents coexist within just 1200 acres, creating an environment where conventional hospital planning models can no longer suffice. The 1,800-bed campus responds to this condition through a strategy of vertical compression, transforming spatial limitations into a design opportunity that redefines how
healthcare can serve India’s urban centres.
Patient-Centric Vision and Spatial Intelligence
The brief called for a world-class clinical excellence without losing the emotional dimension of care. The design response situates empathy as both spatial and systemic logic. It adopts a unit-aggregate model, a network of self-sufficient “care precincts” where each medical speciality operates within an integrated ecosystem.
Within each precinct, consultation, diagnostics, intervention, and recovery co-exist in
proximity, enabling patients to navigate their entire care journey within a single, coherent zone. This minimises transfers, reduces stress, and ensures that movement through the building feels intuitive rather than procedural. Spatial legibility and daylight continuity further
reinforce comfort and orientation, guided by a planning strategy that positions circulation spines, waiting zones, and lift lobbies along naturally brighter edges of the plan. It creates an intuitive rhythm of light that anchors user movement, especially for those unfamiliar with the clinical environment.
Vertical Ecosystem and Circulation Strategy
Occupying a compact urban parcel, the hospital is structured as a vertical ecosystem, where the hierarchy of medical functions ascends in a calibrated gradient—from public to private, and from urgent to restorative. The floor plates are divided into two self-sufficient zones, each supported by its own circulation core. A total of 22 high-speed elevators maintain segregated movement systems for patients, visitors, clinical staff, logistics, and services. This dual-core planning ensures infection control, operational efficiency, and privacy while sustaining seamless back-of-house connectivity.
Functions are arranged from the ground upward to support ease of use. Outpatient and diagnostic services are placed at the lower levels for quick public access. Surgical and critical care areas sit in the middle levels, close to the main operational backbone. Inpatient wards rise above these care zones, offering a calmer environment for recovery. A rooftop helipad enables direct emergency access when required. Below ground, oncology services and the building’s mechanical systems are placed together, ensuring clinical and technical operations remain connected yet distinctly organised.
Architectural and Environmental Intelligence
The organisation of departments, circulation, and care zones shapes the building’s overall massing, resulting in interlocked volumes that stack and shift as the program rises. Terraces are interspersed across levels to draw daylight and air into the building’s core, introducing moments of calm within the clinical grid. These pauses in the vertical sequence transform routine movement into a more humane experience.
The façade responds precisely to climate and orientation. The south face employs canted glazing, angled eastward, filtering daylight while controlling heat gain. The north and east elevations remain open to soft natural light, while the west is shielded through fins and overhangs that temper glare. Together, these passive measures create interiors that remain bright, balanced, and thermally comfortable throughout the day.
At the city scale, the building reads as a civic landmark within a dense urban context. Layered volumes, landscaped terraces, and a forecourt establish a sense of approachability. A generous drop-off sequence leads to a triple-height atrium that anchors the interior—serving as both gathering space and orienting node. Across its vertical spine, the hospital introduces
spaces of pause and reflection: the third-floor Therapeutic Healing Garden, a series of elevated terraces, and intimate viewing courts that open outward, connecting patients and caregivers to light, landscape, and the life of the city beyond.
Material Craft and Sustainable Systems
Sustainability at Yashoda Medicity is embedded as an intrinsic design principle rather than a checklist. The RCC framework supports adaptable floor plates designed to accommodate evolving healthcare needs. Externally, regionally sourced terracotta panels and high-performance glazing work in tandem to regulate heat and invite daylight, ensuring comfort with reduced mechanical load.
Material choices follow a hierarchy of hygiene and warmth—vitrified flooring in clinical areas, natural stone in public zones, and seamless vinyl in sterile environments. Low-VOC finishes enhance indoor air quality, while modular partitions allow flexible reconfiguration as functions shift.
Smart controls modulate HVAC and lighting based on real-time occupancy. Rainwater harvesting, STP-based recycling, and solar installations together support water and energy conservation. Landscaped terraces further moderate the microclimate, extending therapeutic experiences into the open air. The project targets LEED Platinum certification, reflecting a long-term commitment to environmental responsibility and user well-being.
Innovation Through Complexity
To manage the complexity of a healthcare facility of this scale, digital twin simulations were used to model patient and staff movement, airflow, and energy performance during design development. These analyses informed corridor widths, elevator capacities, and interdepartmental adjacencies, ensuring that every circulation path remains intuitive in both everyday and emergency operations.
Yashoda Medicity proposes a new direction for healthcare design in India’s urban centres. By turning constraint into intelligence, the project illustrates how future-ready hospitals can rise within the city without losing sight of the human experience at their heart.
