The ‘Lebenscampus Wolfganggasse’ is a residential complex consisting of four buildings, which was realised on the 8,700 m2 building site in 2023. The new-build project comprises a total of 326 subsidised flats, 114 of which are SMART flats with super subsidies. In collaboration with the non-profit organisation Österreichische Jugendarbeiterbewegung (ÖJAB), an ideal use of the ground floor space was developed for social education facilities and workshops. This ÖJAB offer is supplemented by an apprentice hostel and housing for people in need, with a focus on separated and single parents, in cooperation with the Neunerhaus association.
NETWORKING
The networking of different forms of utilisation such as housing, education and care guarantee all residents and users opportunities for inclusion and ensure lively diversity in the long term.
The co-operation partner - Österreichische Jugendarbeiterbewegung (ÖJAB) - plays a key role here. There is a unique opportunity to create added value with ÖJAB offers on their property, but also in the new-build project to create added value for the entire district. The relocation of ÖJAB workshops and facilities, which are currently still dispersed, will create a coherent centre in the ground floor zones of the neighbourhood, which will provide both residents and ÖJAB clients with unique opportunities for care, training, social support, and housing. Together with our co-operation partner Neunerhaus, we also try to respond to social emergencies, existential threats, and life-threatening circumstances. The Neunerhaus association provides support for 10 ‘Housing First flats’, which are scattered throughout the complex. NeunerImmo will provide 17 furnished residential units as part of a cluster for temporary living, where separated and single parents in acute need can be helped quickly and unbureaucratically.
HOUSING FOR CHANGING NEEDS
As a basis for social diversity, changing needs are met primarily with a wide range of different forms of housing and a diverse range of flats (floor plan variants). The long-term adaptability of the flats is guaranteed based on the constructive and technical structure of the buildings. Great added value for the residents of the residential complex and their children is created by the direct interlinking of the housing, educational facilities, and home uses. This guarantees long-term opportunities for inclusion and a lively residential complex.
