White Apartment
Project Description
Located in Lavasan, one of the most desirable residential districts on the outskirts of Tehran, White Apartment explores the intersection between apartment living and the spatial qualities traditionally associated with villas.
Over the past two decades, Lavasan has evolved from a seasonal retreat into a permanent residential destination. While urbanization has introduced a growing number of multi-family buildings, the area's identity remains strongly connected to its landscape, private gardens, and detached villas overlooking the surrounding mountains.
The client requested a residential building consisting of three independent apartments. Rather than approaching the project as a conventional apartment block, the design sought to preserve the sense of privacy, openness, and connection to nature that defines villa living in Lavasan.
Design Concept
The central idea was to create three highly independent homes within a single building envelope. Each residence was designed to enjoy its own identity, access sequence, outdoor spaces, and relationship with the landscape.
Generous terraces and planted balconies extend the living areas beyond the interior boundaries, creating a seamless transition between indoor and outdoor environments. These spaces not only expand daily living activities but also provide privacy while framing views toward the surrounding mountains.
The project carefully balances openness and enclosure. Large openings maximize daylight and panoramic views, while the arrangement of volumes and circulation routes protects residents from unwanted visual exposure. As a result, each unit benefits from the qualities typically associated with a private villa despite being part of a multi-family development.
Architectural Expression
The building's form reinterprets the familiar geometry of a pitched-roof villa. Instead of treating the roof as a separate element, the sloping surface extends continuously to become walls, façades, entrances, terraces, and landscape boundaries.
This continuous architectural skin wraps around the building, generating a unified identity and blurring the distinction between roof and façade. The gesture begins at the entrance, unfolds across the elevations, and extends into the outdoor spaces, creating a coherent architectural language throughout the project.
The result is what may be described as an "ApaVilla"—a hybrid typology that combines the efficiency of apartment living with the spatial qualities, privacy, and character of a contemporary villa.
The upper residence further benefits from a dramatic five-meter-high interior volume beneath the sloping roof, enhancing the sense of openness and reinforcing the villa-like experience.
