The project is on Luxe Lakes CPI Island, which is located on the east side of Luke Island in Luxe Lakes Ecological City, Chengdu. This complex represents a non-standard commercial cluster transformed from a group of villa model homes. Building W12, previously one of the many Luxe Lakes villa model homes, has been reformed into the retail spaces of two different fashion brand labels.
After analyzing the existing building conditions, our design began by stripping away the original building's exterior and retaining only the core structure. We re-planned the building's functional zoning, reorganized the circulation, and decided the boundary line between the two storefronts within the existing architectural space. We expanded the original building's balcony, turning it into a viewing platform, providing more ways for merchants to utilize the available space. We also re-planned the service spaces within the architectural space, such as the placement of the outdoor air conditioning units, the routing of water and electricity, and the orientation of the indoor and outdoor stairs.
Next, we reformed the building's irregular architectural space and language to create a cohesive space. On the facade, we organized the building's uneven and protruding surfaces into iconic showcasing interfaces for the merchants. The building's unique location and the display requirements of the two shops necessitated thoughtful consideration of all four facades. We adjusted the varying floor heights of the original structure to highlight the volumetric nature of the cubic forms. By embracing the irregular outline, we were able to organize the disparate elements into a unified whole, refining the building's lines and volumes.
Finally, we expanded constructions rhythmically. The building underwent substantial horizontal and vertical expansion to meet functional needs. For the horizontal additions, we closely integrated the surrounding landscape. After analyzing the tree species on-site, we selectively retained part of them, embracing and accommodating the remaining trees, thereby creating an under-tree commercial space that is seamlessly blended into the natural environment and serves as a distinctive landmark. For the vertical additions, we closely integrated and reinforced the existing building structure to determine the spatial outline of the second-floor addition. We also considered the proportional relationship between the facade of the new volumes and the existing structure, as well as the rhythm of the glass divisions. We carefully considered the placement of the stairs leading to the second floor, ensuring they interact well with the adjacent central lawn.
To construct the roof of the addition as thin as possible, we repeatedly studied the eave details and added the bar sections around the eaves to accentuate the linear aesthetics, adding playful details. The exterior of the building primarily features a cement-textured coating and glass curtain walls. Building additions mainly used a steel frame structure as the primary construction method. This design choice not only saves on costs but also integrates well with the overall atmosphere of CPI Island. The transparent and open interface also provides more display space for retail businesses.
Building W12 is situated at a key scenic node, and it plays a crucial role in connecting the entrance space and the public lawn. Its designe, which seamlessly integrates with the surrounding trees, also sets the tone for the overall transformation of CPI Island.
