Urban Design Group is leading the adaptive reuse of two former hotel towers at 101 W Fayette Street, transforming them into a vibrant mixed-use residential community in the heart of downtown Baltimore. Leveraging deep experience with local codes and permitting, the firm secured key code modifications and approvals necessary to convert the hospitality structures into workforce housing while addressing deferred maintenance and compliance challenges. The design retains the existing hotel layout to maximize efficiency—adding kitchenettes to most rooms and combining select units to create varied apartment types—while reprogramming the lower levels into amenity-rich communal spaces, including a theater, fitness center, pool, self-storage, and restaurant and bar. This strategic reuse approach revitalizes a long-underutilized property, bringing hundreds of new residential units and dynamic public amenities that strengthen Baltimore’s urban core and expand much-needed downtown housing options.
