Villa Dobeška is a sculptural family residence with an integrated medical facility, situated on a steep north-facing slope in Prague 4. The distinctive topography defines the project’s architectural strategy, enabling an unobstructed, dramatic panorama of the Prague skyline.
From the elevated southern edge, the house appears as a discreet two-storey volume that blends respectfully into its surroundings. Service areas are carefully embedded on this side, preserving the quiet residential character of the neighbourhood.
Facing north, however, the building opens fully toward the city, unfolding across four levels with elegant vertical circulation that negotiates the complex terrain.
The second underground floor accommodates parking with direct street access.
The first underground level combines additional parking with a showcase gallery for car collections and a fully accessible medical facility, including dedicated barrier-free entrances.
The main living level is conceived as a generous social floor: a large open living space with a kitchen, complemented by a spa area and a swimming pool set within an orangery. The pool pavilion and living volume project perpendicularly from the main massing, creating sweeping, uninterrupted views across the valley.
The top residential level is reserved exclusively for the homeowner and includes a master suite with dual walk-in closets, integrated workspaces, a private living room, kitchen and extensive storage.
This entire floor extends outward into a series of large panoramic terraces overlooking the Vltava Valley, with direct vistas toward Petřín, Hradčany, the Vltava River and Vyšehrad — one of Prague’s most privileged viewpoints.
The result is a refined architectural composition rooted in topography, privacy and horizon — a house shaped not only by views of Prague, but by its position within them.
