The new 75,000 SF USGBC headquarters achieved LEED-CI Platinum certification under the new LEED Version 3.0 rating system. Aggressive energy and water-use reduction goals were set including 0.5 watts/SF for lighting and a 40% reduction of water use. To measure the success of these project goals, a “dashboard” system was implemented that provides real-time feedback on energy use.

Because USGBC required a large amount of meeting space, conference rooms figure prominently in the design. Three-quarters of the workspaces are open workstations and one-quarter are private offices. 97% of workspaces have a view to the outside from a seated position. Part of the energy reduction strategy was to bring in as much natural light as possible. Light-colored materials and finishes were used throughout and a daylight responsive dimming system was employed.

An electronic window shade system lowers and raises shades depending on sun angles and sky conditions—maximizing daylight while minimizing glare. Occupancy sensors turn off lights and specific electrical receptacles when no one is there. Occupancy sensors set back thermostats in private offices when unoccupied. Total energy savings is twice that of a typical office. All materials were scrutinized for environmental responsibility and 95% of construction waste was diverted from the landfill.
