With core and shell construction mostly completed, this new 60,000sq ft Civic Building is located in University Place, WA - the centerpiece of a $250 million town center redevelopment. In 2007 Soluri Architecture was selected over a handful of larger, nationally recognized firms as the prime consultant, after an invited design competition. As the primary consultant on this complex, $15 million fast-track project with multiple stakeholders, SA led a team of 8 local sub-consultants to design this mixed-use public/private facility that includes: the 30,000 sq ft city hall; a 3,000 sq ft public atrium; a 15,000sq ft public library; and 11,000 sq ft of retail. Throughout the project, SA has managed to maintain the building’s design intent with a shrinking public budget and tight schedule. The publicly awarded base bid was 5% under-budget. Core & shell construction during the winter of 2010, with TIs completed in 2011.The building’s design is based on a performative analysis of how democracy functions in the City of UP and how the city’s government operates. The resulting performative diagram outlines the dynamic relationships within the program and provides the framework on which all design decisions were based.
