RLP collaborated with SOM as Executive Architect on the redevelopment of a 25-storey Grade A office-retail tower at the heart of Causeway Bay in Hong Kong. Tower 535, with a total GFA of over 25,000 sq. m. has a four-storey retail podium and 21 storeys of prime office and retail space.
Tower 535 has a “bundle tube” curtain wall design, reflecting and projecting the unique urban vibrancy of the district and adding to the iconic Victoria Harbour skyline. The design also features a dramatic signature lobby at the podium level that welcomes pedestrians and office visitors; and flat and curved insulated glass units and insulated shadow boxes, delivering a seamless, perfect panoramic harbour view from the top F&B floor.
Inside, the building has an open, flexible floor plate with an offset core containing its building services, and only three perimeter super columns, in addition to the structural core, which maximise the functionality and spaciousness of the tower floors.
The building reaches high sustainability standards and is recognised with multiple green certificates, including a LEED Provisional Silver rating and a BEAM Plus Silver rating.
