This Passive House certified renovation of a 1945 two-story brick townhouse represents CO Adaptive's least material intensive intervention to date and CO Adaptive Building's first project as Construction Manager. The project underwent a careful deconstruction process whereby rather than demolish the contents of the existing structure, all removed materials were instead separated by type and sent to new homes.
The interior framing and existing red oak flooring was kept intact due to the already efficient plan layout. In order to visually commemorate where airtight membranes and wall insulation were introduced, a new wood perimeter was installed at an angle to the existing flooring.
The home is now fully electrified; alongside the solar canopy and operable exterior shading of all apertures, the Net Positive house now produces more energy than it uses. The material palette is made up of all natural materials in playful hues that complement the warmth of the wooden elements throughout.
