The previously vacant 1966 International Style high-rise located in the heart of Detroit’s Midtown District was adapted into a mixed-use residential development. The twelve-story building is characterized by a glass and aluminum curtain wall punctuated with pre-cast concrete columns and topped by a pre-cast concrete penthouse and flat roof. Seventy-two units, including two +2,500 sf penthouse units, reside atop of the first-floor retail/commercial level. The exterior curtain wall has been restored with new glazing. Research and documentation by QEA facilitated the successful nomination of the building’s listing in the National Register of Historic Places and support the project’s eligibility for State and Federal Historic Tax Credits.
