Urban Design Group played a key role in delivering a five-story, 60-unit multifamily development at the corner of Dillon and Dean Streets in Baltimore’s Brewers Hill neighborhood. Acting as design and entitlement lead, the firm collaborated with JFY Properties and Manekin Construction to create an efficient floor plan that maximized rentable area while navigating zoning variances and site constraints. Through detailed feasibility and structural studies, Urban Design Group identified opportunities to reuse portions of the existing foundation from the former National Bohemian brewery building, significantly reducing below-grade and structural costs. The project’s hybrid construction—combining cast-in-place concrete, structural steel, and wood framing—enabled optimal height and density within the city’s zoning limits. The completed building stands as a model of strategic coordination, cost-effective design, and adaptive urban infill that enhances the character and housing options of the Brewers Hill community.
