A new residential quarter with 248 residential units is being built on Süßenbrunner Strasse West in Vienna's Donaustadt district.
The reorganization of the buildings results in three urban squares, which are supplemented with suitable communal functions to create a vibrant quarter. In the north of the site, facing the park corner, a bicycle repair café will be created, inviting people to stroll around and repair their bikes.
By opening up the building constellation towards the park, the structures will receive more light and air and connect the residential area with the green space. This not only benefits the outdoor space, but also gives the apartments more light and, above all, floor plans that are open on both sides. In terms of urban planning, the development area is loosened up and better connected to the neighboring properties and the adjacent park.
The variety of buildings creates different and exciting forms of development. From spacious hallways to central corridors and through stairwells and arcades, the result is a wide variety of apartments.
In the point blocks, all apartments are planned as corner apartments, which are exposed on two sides. This means that the kitchens are often close to the façade, which is ideal for ventilation. Apartments with a pergola are open-plan and thus gain open spaces on both sides. In all other buildings, all apartments are oriented on two sides. All B-apartments have a loggia cut-out, which extends the number of viewing directions.
The façades of the buildings will have their own color scheme. A green base consisting of two- to three-storey planting grids integrates the buildings into nature and the park. Recurring window formats and balconies create internal cohesion. The spacious balconies are equipped with plant boxes for individual contributions to the greening of the buildings.
