Customized living
The property is on the edge of the Gründerzeit development in the Jakomini district to the south of Augarten. Characteristic features of this development are perimeter blocks with green and quiet inner courtyards and a homogeneous, imposing appearance on the street side. For the
representative front of the building facing Schönaugürtel, a sculptural façade projecting forwards and backwards was envisaged, which guides individual views to the East and the West.
On this basis, we planned a student residence with approximately 360 rooms. Split into 3 room types varying between 19-25m2 including bathroom. The rooms are located in the eastern and southern part of the ground floor, as well as on 4 upper floors and the attic. On the top floor, the rooms also have small terraces with a direct view towards the Grazer Schlossberg.
Rooms for communal use are located on the ground floor and in the basement of the northern part of the building. These areas include a café, a co-working space, study rooms, a media room (TV/cinema), a yoga and gym room, a laundry room and a spacious entrance area that extends through to the inner courtyard. A communal terrace with a roof garden is also planned between the two main stairwells on the roof area on the eastern part of the building. The planted inner courtyard with a paved terrace along the southern façade of the northern part of the building and a paved area for barbecues, for example, complements the communal space.
