Stadium Place is the centerpiece of the North Lot Development, a transformational mixed-use project that includes two city blocks and nearly 4 acres of previously undeveloped land that was used for event parking supporting the two adjacent stadiums in Seattle’s South Downtown. The project is the largest transit oriented development in the Pacific Northwest, adding necessary 24/7 live-work-play vitality to a previously uninhabited part of Seattle’s urban core.
Located on the development’s west block, the 675,000 SF phase 1 Stadium Place was designed to simultaneously blend with and quite literally reflect the buildings within the adjacent historic Pioneer Square neighborhood, making a bold statement about the rejuvenation of the district, and acting as a catalyst for future development.
Stadium Place features two unique but complementary residential towers above a shared retail and parking podium. The design of the podium, wrapped in two types of Spanish limestone suggest permanence and presence. The two towers—The Nolo and The Wave—rising above offer 360 degree views of Seattle and a several indoor and outdoor amenities for residents.
The 11-story Nolo is aimed at attracting residents who desire loft style living with high ceilings, modest raw finishes, and open floor plans. Clad in an unrefined clinker brick with full depth window returns, the building mimics the historic masonry buildings immediately adjacent. The 26-story Wave has a faceted and deliberate ethereal quality, rising high above its stone base. Offering a more upscale living experience, the 26-story apartment tower includes floor to ceiling windows and elegant finishes.
A third tower is planned for the north-east portion of the podium. Phase 2—Stadium Towers—includes an office and hotel project on the east block of the North Lot Development. At completion, the LEED Silver certified development will encompass nearly 1.5 million SF of mixed-use development.
