Rising along Chicago's famed Lake Shore Drive and situated in the heart of the Uptown neighborhood, Solverre is a striking new residential development. This 12-story tower, developed by Willow Bridge Property Company, transforms a former hospital parking lot into a chic lakeside community, offering 303 modern apartments, including studios, one-beds, and two-beds. The development addresses the ongoing housing shortage in the area with a suite of amenities designed for urban dwellers: a two-story lobby, club rooms, a fitness center, a yoga studio, and a sunlit pool deck with native plantings.
As VDT’s first project initiated during the COVID-19 pandemic, the team adapted to remote collaboration, conducting the entire design and entitlement process virtually. Coordination with the city’s Department of Planning and Development and the neighborhood’s Alderman was essential to keep the project on track. The design process involved analyzing various massing options and conducting shadow and daylighting studies to optimize views and site utilization.
The U-shaped tower is oriented to capture the southern sun and offer views of Lincoln Park, Lake Michigan, and downtown Chicago. Balconies and top-floor amenities maximize these views. The design also emphasizes the pedestrian experience, with streetscape activations and strategic service segregation. Utilities and loading areas are placed along a shared service drive, keeping public-facing sides pedestrian-friendly. A 25-foot setback along Marine Drive creates a tree-lined sidewalk, and five portal frames animate the podium’s parking structure along Wilson Avenue. These illuminated frames and roofline protrusions create dynamic silhouettes.
The street-level entrance features a double-height arched doorway leading into a grand two-story lobby. This eclectic space includes an open staircase ascending to a coworking lounge on the second floor. Daylight permeates the interior, with north-facing windows in the elevator lobbies and south-facing glass-enclosed egress stairs. At night, these glowing columns act as beacons. The third-floor pool deck, above the two-story podium, offers a lounge terrace, grilling stations, lawn, and pool, promoting outdoor enjoyment.
Solverre harmonizes with Uptown’s aesthetic through its brick facade, reflecting the neighborhood’s vernacular construction. The facade combines brick with a metal panel and glass window wall system for a clean, sophisticated look. The use of precast brick facade panels streamlined construction and reduced costs. A custom window wall glass and metal panel system allowed for efficient installation by a single subcontractor. Solverre uses 10 types of glazing, each chosen for specific thermal and visual properties, creating a unified exterior expression. Bird-deterring ceramic frit is applied to the lobby glazing and east egress stair.
Solverre includes eight affordable apartments and contributes to the city’s affordable housing fund, supporting the development of housing with Sarah’s Circle, a nonprofit serving homeless women in Uptown. Complying with Chicago’s Sustainable Development policy, the design incorporates energy and water efficiencies, a 50% green roof, native landscaping, storage for 150 bicycles, EV charging stations, and an HVAC system achieving 20% energy savings over ASHRAE standards.
With its contextual yet contemporary aesthetic, Solverre introduces much-needed housing to Uptown, leveraging the vibrant lakeside setting while prioritizing smart design and urban vibrancy.
