​The Serafico Residential District represents a pioneering integrated living and service area meticulously designed to address the contemporary demands for environmental, social, and cultural sustainability.

Nestled in the southern outskirts of Rome, along Via Laurentina and in proximity to the EUR district, this innovative development spans approximately 20,000 sqm. It encapsulates an ideal synergy between architectural innovation, environmental integration, and functional adaptability, drawing inspiration from the historic Abbazia alle Tre Fontane complex nearby. This ambitious project envisages a super-condominium of eight residential buildings, varying between five and six storeys, nestled within the lush environs of a neighbourhood park, embodying various degrees of openness and interaction with nature.

Respecting the natural sloping terrain towards the north, the architectural layout unveils as a vast U-shaped courtyard, seamlessly integrating with the olive groves encircling the Abbey and offering sweeping views towards Rome’s heart. This spatial arrangement fosters a multitude of interactions between the architectural volumes and the public spaces, blending private gardens with communal areas equipped for fitness, co-working, children’s activities, and social gatherings.

The project meticulously segregates vehicular and pedestrian flows, allocating substantial outdoor areas for recreational purposes. Vehicle access is strategically positioned on the south, through entrances on both ends of Via del Serafico, ensuring seamless connectivity to two underground car parks via perimeter driveways and cross-passages designated for service and emergency use only.

The architectural design features eight distinct buildings, each varying in height between five to six stories and categorised into three types to maximise natural lighting and scenic views. The design coherence across facades is achieved through expansive balconies and large, full-height windows, which introduce a rhythmic geometric variance across floors. The exterior is adorned with unique faceted ceramic elements, creating dynamic and iridescent façade designs that resonate with the shifting sunlight and sky hues, ensuring a living environment that is both aesthetically pleasing and harmoniously integrated with its surroundings.
