River Park is a visionary residential complex designed by IPA - Architecture and more, recognized for its innovative and sustainable design, blending nature with urban amenities. Nestled at the foot of Vitosha Mountain, River Park offers easy access to major roads, mountain trails, shops, a cinema, public transport, and a future metro station. The location is essential for the design team, who strive to create not just another residential complex but a true park within the city.
A key feature of the project is its commitment to enhancing the natural environment and providing a long-term, nature-friendly living experience. The landscaping integrates the complex with its natural surroundings, improving the quality of life in the region. This includes planting over 3,000 trees and shrubs native to the Vitosha region, enriching biodiversity and creating a welcoming habitat for birds, insects and small animals.
The design team’s task is to create 352 residential buildings organized within a well-planned infrastructure spanning 215,000 sqm. Residential and service buildings occupy only 15% of the area. The remaining 75% is allocated to expansive landscaping, including shared spaces, open areas, playgrounds, and sports facilities. Each home comes with a spacious private yard, blending the living environment with nature. Investors and designers work together to integrate the mountain atmosphere into the development, making River Park a naturally harmonious project where homes extend beyond individual living spaces.
The exterior planning prioritizes functional use of the terrain for health and outdoor activities. The green areas offer opportunities for various activities such as barbecue and picnic spots, sports facilities, a swimming pool, jogging paths, meeting areas, a dog park. To maximize security, playgrounds are evenly spaced from the houses, ensuring that every child is always nearby.
River Park features a well-planed internal street network for pedestrians and cars, along with jogging lanes that encourage community interaction. The overall exterior design is inspired by natural landscapes, incorporating asymmetry, irregular shapes, and varied spaces to create a tectonic feel, as if shaped by natural forces rather than human intervention.
The architecture of River Park features minimalist, designed to harmonize with the natural surroundings. The complex offers three types of houses: row houses, twin houses, and single-family houses, all designed for optimal comfort, natural light, and flexible living spaces. While they share a common design approach, there are nuanced differences tailored to their specific needs and aesthetic preferences. River Park utilizes wood and standing seam metal sheeting as its primary materials, using them in innovative way. Unlike traditional roofing materials, metal sheeting serves as a complete façade solution, creating a large-scale and monolithic appearance that enhances the buildings’ overall comfort and appearance.
