Urban Design Group is transforming the historic Institute of Notre Dame in East Baltimore—a former all-girls high school with a convent, chapel, and auditorium—into 126 affordable senior housing units. Serving as architect and tax credit consultant, the firm is preserving defining historic elements, including the façade, intricate casework, tin ceilings, and decorative tile floors, while integrating modern building systems to support senior living. The project successfully secured $5 million in State Historic Tax Credits, along with Federal Historic Tax Credits and 4% LIHTC, ensuring financial viability. By carefully balancing preservation with modernization, this adaptive reuse revitalizes a cherished Baltimore landmark, providing much-needed senior housing while honoring the building’s architectural legacy and creating a sustainable, community-focused development for future generations.
