Preuss Four is an attempt to address the lack of single family home ownership in dense urban environments in big cities like Los Angeles.
Completed in Sep 2013, it was developed under the City of Los Angeles Small Lot Subdivision Ordinance which allows typical 5,000 sf lots to be subdvided into smaller lots, but not as condos, as completely fee-simple single family homes.
Each home is about 1,400 sf, features 3 bedrooms and 3 bathrooms, a solar pv system on each home's roof, tankless water heaters, 190 year old reclaimed hardwood floors, and a fiber cement siding rainscreen system. Other sustainable features include planters which collect and filter all roof runoff, and vegetated swales which filter all rainwater runoff.
This project was done as part of our work with The 4Corners Group. The 4Corners Group is a design/build development firm that operates in Los Angeles. Danny was the architect and project manager for the project.
