81 Newgate Street is an exciting transformation project in the heart of the City of London. An outdated 1980’s office building will become a contemporary mixed-use development, featuring a public roof terrace and a new ‘street’ through the site, to become a gateway destination into London’s Culture Mile.
KPF’s design will modernise and transform the existing building in a series of architectural interventions, creating flexible workplaces with larger office floor plates and plentiful outside space. At every opportunity, office floors have been provided with their own external terraces, created by a stepped composition of new bays.
On the roof, a large publicly accessible terrace will be created, with a restaurant, wildflower meadow and feature access stairs, providing a unique view of St. Paul’s Cathedral. At street level, an arcade has been introduced, activating the public realm and featuring an expansive digital display wall for curated arts and media that will link into the City’s Culture Mile.
The project will improve the building’s environmental performance and minimise environmental impact by reusing Portland stone from the existing building, employing modular construction methods, specifying low carbon materials and adopting a zero to landfill policy. 81 Newgate Street will strive to be the first net zero carbon enabled office development in London.
