A new complex with dominant residential function is located in the middle of Lenin Avenue, near Gagarin Square, at the nodal point of the city. The high concentration of traffic in this place was the first prerequisite to creating the intense urban environment. It gives the opportunity to attract a large number of people, ensure their mobility and communication with other parts of the city.
Formation of intense urban environment calls for synergy of diverse functions: housing, offices, trade, culture, education, sports and recreation. That is why the highrise complex is a “city within a city”, where there are own shops, restaurants, children daycare, educational, medical and sports centers, spa, offices, and a hotel. Some features are located not only on the stylobate level, but at a height. Five towers of different heights are connected by bridges with spa facilities and a fitness center. Thus, there appear relations on the level of upper floors, which gives an absolutely new quality to the complex. Simultaneously, the public spaces of the multifunctional complex integrate the new building in the urban environment and make it attractive for city dwellers.
The project development began in 2015 from consideration of fundamental architectural solutions, identification of major constraints and search of composition. Until the end of 2016, 10 concepts were released, differing both in their appearance and functional satiation. The main tasks during the development were creating of recognizable unique image, forming the most favorable views of the city and maximal expansion of the courtyard space.
In 2017, the complex began acquiring its final form in compliance with the 11th concept, the construction of the first housing block began. A fundamental change in relation to the previous concepts was reconsidering the space of bridges, the function of cultural center New Vanguard was added. It is supposed to place in this space with an area of about seven thousand square meters, located at the height of 30th-36th floor, a spectators’ hall, class rooms, exhibition halls and a lecture room. The vanguard art is always on the cutting edge and therefore the center will focus on the most important trends of modern arts: painting, sculpture, cinema, music and theater. The city residents will receive a new, unparalleled cultural space. Moreover, it will easily fit in a favorite route, starting from Park Zaryadye and passing through Park Muzeon, Gorky Park, Neskuchny Sad and Vorobyovy Gory: it has included such cultural centers as the Strelka Institute, the Museum of GES-2, the Central House of Artists, the State Tretyakov Gallery and the Museum of Modern Art Garage. The developer is working now on upgrading the pedestrian path that will connect the complex with Neskuchny Sad. As a result, the residents and the guests of the city will not only have a convenient access to extensive infrastructure, but also will get a unique opportunity to see from the level of the 35th floor a panorama, opening towards the Vorobievy Gory, the State University, Luzhniki, the City and the historic center.
In the architecture of the complex, the architects have also played with traditional vanguard techniques: emphasized geometry, displaced volumes, various angles, plasticity, silhouettes. On the other hand, they tried to give their own answer, their vision of the future and integrated geometric volumes with smooth natural forms by linking them into a single sculptural structure. And in order to integrate the complex in the natural environment, there is a park with very well developed landscape, taking 3.5 ha out of total territory of 5 ha
