A mixed-use development in Mukilteo, WA, designed for an existing client who needed a new corporate headquarters at street level and saw an opportunity to bring much-needed housing to the site above it. The project offers sweeping views of the Mukilteo waterfront and Puget Sound from six residential units and a shared landscaped rooftop deck.
Located north of Seattle, the project occupies a prominent site with unobstructed water views - a setting that shapes the entire design. The commercial ground floor is purpose-built for our client's construction firm headquarters, while the six residential units above each have private balconies oriented toward Puget Sound. The landscaped roof deck serves as a shared amenity for residents and takes full advantage of one of the better waterfront positions in the greater Seattle area.
Mukilteo's municipal code places significant constraints on the character and massing of buildings at this scale, requiring materials and forms that reference the contextual surroundings. Rather than treating these requirements as limitations, we developed a design language that interprets them in a contemporary way - one that earns its place in the streetscape while reflecting our client's ambitions for the building's long-term value.
