The main design assumption is to revitalise the investment area now covering the post-industrial terrain of the Polmos spirit plant, by giving it a new function, but maintaining the unique character of the place. The task has been achieved by retaining the original appearance of all the existing buildings and historical objects, giving them new functional layout and designing new buildings with contemporary appearance complementing the historic buildings. The investment area will contain seven buildings, four of them are registered as monuments and two newly designed high-rise buildings. They will contain office and retail areas as well as city-forming facilities such as a theatre, gallery, museum, swimming pool, spa, playgrounds and restaurants. In the investment area there is also a historic chimney, the top of which has been designed as an illumination point, there is also communication facility located in the chimney itself.
The space between the buildings has also been redesigned, its central assumption will be a recessed passage connecting the individual buildings and their functionalities, thus giving a new quality and character to the whole investment. An underground garage with 254 parking spaces is planned, which will also handle some of the deliveries to various facilities in the buildings, which is supposed to eliminate vehicle traffic on level “0”.
