Urban Design Group led the master planning and adaptive reuse of Merchant Point in Baltimore’s historic Fells Point neighborhood, transforming under-utilized lots into a vibrant, pedestrian-friendly mixed-use community. The project carefully balanced historic preservation with new development, restoring a convent into a school with a playground and urban garden, repurposing a church for offices, a gym, residential units, and an auditorium, and fully restoring a historic townhouse with a seamlessly integrated addition. New townhouses were designed to complement the neighborhood’s scale and materiality, featuring traditional masonry details, modern open floor plans, and street-front stoops to foster community engagement. The development also included a 60-unit mid-rise apartment building, addressing high housing demand while preserving the charm and character of Fells Point, successfully uniting historic context, sustainable design, and contemporary residential needs.
