Standard Form Description
Marquee Development, a full-service real estate development firm specializing in mixed-use sports and entertainment districts, had clear goals for their new space: create an immersive experience of energy, fun-yet-productive collaboration and creativity that reflects their team-first culture and unique approach to their work. The design team worked hard to imagine a series of work environments that showcased a wide variety of settings. Programmatically, the compact floorplate includes an efficient open floor plan that allows each team member to have a personal space, single user focus rooms, small huddle rooms, open collaboration areas, a formal board room and a large open project workspace at reception to highlight their development process.
The sinuous architecture is intended to act as a spine, guiding users through the space with a single gesture beginning at reception and concluding at the cafe in the far end of the floorplate. This gesture anchors the spaces, with the variety of workspaces springing from it, acting as a wayfinding tool.
The design team took it a step further, choosing materials that celebrate the development and construction trades. Exposed columns, cold-rolled steel, cast concrete tile cladding, plywood veneer and wood balloon-framed spatial dividers reflect the approach Marquee takes with their projects: a creative and unique approach to creating experiences.
The design team worked with Marquee Development to assemble a bespoke series of working environments that specifically support what they do. The amount of care taken to establish what those spaces were, how many were needed and how they were configured was a testament to prioritizing their team and realizing how the spaces would affect productivity. It is truly about the well-being of the team. For example, the unique approach to placing the large and creative project design area at reception conveys how they prioritize the collaborative and creative process, celebrating the beauty of iteration and thoughtfulness as hallmarks of their brand. In addition, understanding when team members sit within an abstracted balloon-framed collaboration area, they would feel inspired to rethink how experiences can be created by thinking differently about their composition.
From an architectural perspective, the design team was diligent in selecting materials and products that employed sustainable and environmentally responsible means and methods. Given the work they do and how prominent sustainability is in development, it was critical that Marquee include their own space in that larger story. Numerous materials with significant recycled content, celebration of natural finishes instead of chemically treated, LED lighting, no VOCs, unobstructed access to natural light and outdoor space are just a few of the examples the design team used to help continue the story.
