The proposed urban layout is a careful composition. It is a parametrically generated formation of three city blocks and three towers around a central square. The middle tower is approximately 140 meters high, the tower on the south is about 80 meters and the north tower is about 100 meters. The towers each consist of three disks and are divided vertically into three layers. The substructure consists of three thin discs. The torso is slimmer and is composed of two disks. The top is a single disk. The positions of the vertical set-backs are determined by the noise contours of the A2. The three towers are positioned in such a way that they protect each other from noise, while making optimal sun on the square and in the apartments possible. In addition, the position of the towers provides residents with optimal views to the city of Utrecht and to the west.

The 'tiny forest' is a unique urban space within the grid structure of Leidsche Rijn Centrum and thus adds something to the structure of the public space in relation to the other more paved squares. Nature mounted in the public domain to offer a comfortable stay to all Utrecht citizens, but primarily to the local population. A high plinth with a public program, residential lofts and fashion workshops ensure social safety, comfort and liveliness.
The façades are classic, made up of three layers: a transparent, five-meter-high public plinth, a center section and roof termination. The architecture is of high quality, with the residential character emphasized by loggias, terraces and balconies. Subtle differentiations between the different architects and their components are recorded to express variations within a single collective language. expressions in the façade design are integrated.
The public domain of MARK is not only concentrated at ground level. At the top of the middle tower, an important public program has been developed for all citizens of the city. This part of MARK is readable remotely and appears in the form of three illuminated crowns. These three glass prisms are either publicly accessible or used as common (horticultural) greenhouses that mark Utrecht as a city of healthy living. The prisms can be illuminated in color at special events taking place in the city of Utrecht.
