Mapletree Business City II (MBC II) is an eco-friendly business park that features a terracing podium with a 250-metre long curved facade and a 30-storey office tower, atop a lushly planted elevated deck.
Aligning with the client’s vision for a holistic business environment, the design seeks to reinvent the workplace typology, integrating state-of-the-art business facilities with sports and recreational amenities.
The main entrance path to the development unfolds through landscaped terraces, leading to a spacious double-volume lobby. A spectacular mezzanine with a generous floor-to-ceiling height of 7.75 metres provides views out towards lush greenery. Full-height high-performance glazing allows light to penetrate deep within the space while reducing heat gain. The length of the building’s sleek form is orientated towards the North-East, away from the tropical sun.
Pedestrian linkages seamlessly connect the development to public transportation (Labrador MRT), parks and eco-trails (HortPark) and existing buildings within the vicinity (PSA Building and Alexandra Retail Centre).
The challenge of coordinating demolition and construction phases, including tapping the M&E services from the existing MBC I development with minimum disturbance to existing tenants, was resolved using BIM technology from the schematic design stage to construction coordination.
Through careful planning, the site which formerly housed Alexandra Distripark was successfully rejuvenated on schedule. Mapletree Business City is a vibrant addition to the precinct that caters to the needs of commercial, industrial and retail users alike.
