Mandarin Oriental, Costa Navarino is a destination resort that upholds the standards of a global luxury brand while remaining rooted in its context. Set above the bay of Navarino, it was designed to feel expansive yet intimate, offering luxury with a strong relationship to land, culture, and climate.
The scope was aligning a distinct design with a site of historical and ecological importance. The response was a decentralized masterplan inspired by Greek rural mandria –organic stone enclosures that adapted to the terrain with quiet pragmatism– placing its accommodation, including 48 earth-sheltered private villas with pools, into clusters that follow the contours of the hills. Architecture yields to landscape, with villas nestled into slopes and planted roofs allowing the topography to flow uninterrupted.
This dispersed structure enhances the guest experience through privacy and immersion in nature. Each villa is surrounded by gardens, with interiors flowing into shaded outdoor living spaces. Thresholds defined by wide overhangs and deep-set openings establish a sense of calm while maintaining contact with the broader landscape.
From a design standpoint, the resort is both restrained and rich. Stone and terrazzo echo the region's geology, while interiors reference Mediterranean textures. Planting is integrated into roofs, terraces, and interstitial spaces, reinforcing the concept of a built landscape. Space planning ensures clear orientation and meaningful views. Circulation routes are predominantly open-air, allowing nature a continuous presence.
The resort also demonstrates operational foresight. The layout supports seasonal scalability, while earth sheltering, thermal mass, and cross-ventilation temper climate extremes. Locally sourced materials and water-efficient landscaping reinforce the project's ecological ambition.
