Le Luxenbourg IV, situé dans le secteur l’Atrium de l’arrondissement Charlesbourg, comporte 81 condos locatifs, des espaces communs ainsi qu’un stationnement souterrain. Le bâtiment est la première phase d’un plan d’ensemble totalisant 324 logements. Le projet a été conçu selon la vision de développement de Logisbourg, en étroite collaboration avec l’équipe projet de la Ville de Québec afin d’en optimiser l’intégration architecturale et urbaine et de configurer un milieu de vie attractif dans un secteur urbain central.
Le projet s’intègre aux différentes caractéristiques et contraintes du site, sur le plan de la complémentarité des usages, de la forme, des gabarits et du traitement architectural, de manière à valoriser la création d’une image distinctive en harmonie avec l’esprit du secteur l’Atrium, et requalifier la voie d’accès du secteur. L’objectif premier vise à consolider le développement d’un pôle urbain dont les composantes se distinguent par leur intégration et leur durabilité. Pour se faire, l’architecture de la phase 4 se démarque par une signature urbanistique distincte, une échelle humaine, de même qu’un langage architectural sobre et contemporain.
L’orientation des bâtiments configure des cours généreuses et perméables bénéficiant d’un éclairage naturel optimal. Depuis le rond-point, situé dans la partie basse de la cour, l’ensemble architectural du rez-de-jardin en forme de U regroupe les entrées des phases 4 et 5 et délimite un espace commun de transition présentant une envergure à l’échelle du développement. Hormis les débarcadères localisés à même le rond-point, la totalité des cases de stationnements est à l’intérieur, ce qui permet d’offrir un pourcentage d’aires vertes exceptionnel et très novateur pour ce type de projet multi-résidentiel.
Le dénivelé naturel du terrain est exploité par l’aménagement de cours en gradin. Le niveau haut des cours intérieures forme la toiture des stationnements souterrains. Cette toiture verte, dédiée aux résidents, s’inscrit dans un réseau de sentiers et d’aires de détente qui favorisera les déplacements actifs et les rencontres. La présence accrue de verdure contribue à forger un milieu de vie animé et convivial, offre un usage optimal des aires récréatives au sol, et permet à tous les locataires de profiter de vues paysagères et urbaines de qualité depuis leur logement.

The building is the first phase of a master plan totaling 324 units. The project was designed according to Logisbourg's development vision, in close collaboration with the Ville de Québec project team to optimize architectural and urban integration and configure an attractive living environment in a central urban area.
The project integrates the various characteristics and constraints of the site, in terms of complementary uses, form, scale and architectural treatment, to enhance the creation of a distinctive image in harmony with the spirit of the l'Atrium sector, and requalify the sector's access road. The primary objective is to consolidate the development of an urban hub whose components are distinguished by their integration and sustainability. To achieve this, the architecture of Phase 4 is characterized by a distinct urban signature, a human scale and a sober, contemporary architectural language.
The orientation of the buildings configures generous, permeable courtyards benefiting from optimal natural lighting. From the traffic circle, located in the lower part of the courtyard, the U-shaped architectural ensemble of the garden level groups the entrances to phases 4 and 5, and defines a common transitional space with a scale commensurate with the development. With the exception of the loading docks located on the traffic circle, all parking spaces are indoors, providing an exceptional percentage of green space, which is highly innovative for this type of multi-residential project.
The natural gradient of the land is exploited by the development of stepped courtyards. The high level of the courtyards forms the roof of the underground parking facilities. This green roof, dedicated to residents, is part of a network of paths and relaxation areas that will encourage active travel and socializing. The increased presence of greenery helps to forge a lively, convivial living environment, makes optimal use of the recreational areas on the ground, and enables all tenants to enjoy quality landscape and urban views from their homes.
