The Croissant sector in Nanterre, undergoing major transformation since 2015, is part of the Seine-Arche development zone (ZAC), aimed at reconnecting La Défense, Parc André Malraux, and the Terrasses de Nanterre. Following an initial phase marked by the demolition of the MP89 parking structure and the delivery of projects such as Altana and the Institut Léonard de Vinci, a new stage seeks to establish a mixed-use, vibrant, and sustainable neighborhood.
Pedestrian connections, upgraded public spaces, and soil de-artificialization strategies will enhance biodiversity. The project also incorporates an ecological corridor, ensuring landscape continuity and strengthening links between urban and natural ecosystems.
Lot M embodies this ambition through an architectural approach that reconciles density, sustainability, and quality of life. A gymnasium integrated into a planted base, a suspended garden, and dual-aspect apartments with generous balconies exemplify this vision. The residential units are designed for everyday comfort, with features such as entrance vestibules, storage rooms, outdoor utility spaces, and natural ventilation.
The gymnasium, built in timber, becomes a demonstrative, inspiring, and educational space, highlighting bio-based materials and reinforcing the connection between the built environment and nature.
