Is it possible to build a modern house in a war-torn country? The answer is a resounding yes! A large plot of land located in an incredible oak forest, preserved within a city of over a million people. These majestic trees, which have witnessed more than 100 years of history, became the primary design drivers. Preserving them was one of the main requirements of the clients — a young couple who wanted to build their first home, where their future children could grow up.
The shape of the house and its location on the plot were chosen in such a way as to nestle the house within the natural clearings. The functional zoning is quite traditional for this type of house. The ground floor houses the entrance area and technical rooms, a shared kitchen-living room space, and a guest bedroom. The second floor has a private area with a master bedroom, a study, and a children's room with a separate bathroom for the child. Local building materials such as ceramic bricks and concrete were used in the construction. The combined frame-wall construction scheme of the house allowed for a fully bespoke layout, tailored perfectly to the clients' vision. The windows of all bedrooms and the kitchen-living room face the spacious backyard, which is oriented to the southwest. The main feature of the entire house is the more than 6-metre-high staircase window. It is located on the same visual axis as one of the largest oak trees on the property, which the owners will see every time they go up or down the stairs of the house. The large SCHUCO sliding system in the living room blurs the boundaries between the interior and exterior spaces.
It provides a functional connection to the main terrace and the private spa complex building located in the south-western part of the site. The facades of the house are made of natural materials such as clinker brick, plaster and stainless steel. The latter is the focal point of the building's entrance area. The polished metal reflects the natural surroundings and landscape design, creating a metaphorical effect that the building dissolves into nature and is an integral part of it.
The building's engineering solutions provide for the use of renewable energy sources. A geothermal heat pump provides the main heating, and solar panels on the roof partially supply the house with electricity. A closed thermal circuit of the house with energy-efficient insulation minimises heat loss.
Construction began in late 2021 and reached completion in the autumn of 2025. While the war in Ukraine persists, life does not stand still: people continue to love, raise families, and build for the future. Even amidst such profound destruction, the spirit of creation remains unbreakable.
