In a village located about 30 km from Warsaw, a large housing estate has been under construction since the 1990s. Inside the estate, part of the land has been reserved for a future local centre. Piotr Hardecki Architekt drew up a master plan for this central part of the estate and conceptual designs for all planned buildings. The area of the development site is 1.44 ha.
The following principles for shaping the town centre have been adopted:
- A network of public spaces (squares, promenade, green areas, etc.) attractive to both residents and visitors will be created between the buildings. It will enable a neighbourhood market, festivals and special events, but also recreation, shopping, meetings and social contacts,
- The small scale of the development, the mixed residential, retail and cultural functions and the restriction of car traffic will create a compact and safe town centre,
- The new complex will refer to traditional models of shaping public spaces while maintaining a contemporary architectural expression.
- The designed greenery will enrich the natural system and serve utilitarian purposes, such as limiting the overheating of pavements or managing rainwater from roofs and paved areas.
The centre of the estate will be formed by the following buildings: a small community centre with a multi-purpose room and a mediatheque; a building housing a pub with a craft distillery, a banqueting hall with kitchen facilities and several accommodation rooms; a single-storey commercial building with a large estate shop; and terraced townhouses with commercial premises and built-in flats.
The size of the square makes it possible to hold local market, shows, performances and an open-air cinema. All buildings are connected by a pedestrian promenade with shops, services, café gardens, benches and greenery pots. An internal street is planned on the south side to allow parking and access to the buildings.
The leading element of the greenery composition will be rows of plane trees. The plane trees, with their high but wide crowns, will improve the microclimate conditions in the square. They will inhibit wind, provide shade and reduce the heat island effect. A naturalistic perennial bed is planned around the buildings. A recreational lawn is planned for the green square. A playground will also be located here, as well as a place with a gazebo for intimate celebrations related to the catering business. The remaining green areas mainly have a rainwater retention function. Tall flood-tolerant perennials will be planted in the basins and a moist meadow will be established.
