The multi-unit building with 404 residential units and additional commercial and office space is located directly on Handelskai in Vienna's 20th district, opposite the Danube Island. On the ground floor there is a commercial area of approx. 3,000 m² with a separate entrance and access to the underground garage with 250 parking spaces.
The residential complex is divided into five connected buildings. An elongated structure with ten storeys above ground stretches along the Handelskai. The four other buildings, each with nine storeys, are located at right angles to it in the direction of Wehlistraße. This building structure creates quiet rear courtyards behind the elongated section, which are accessible via a grandstand-like staircase in the inner courtyard and are used as playgrounds for children and young people.
The 4 buildings offer a mix of 1 - 3-room apartments. Each apartment has its own storage room on the first floor as well as its own outdoor area in the form of a balcony, loggia or terrace. Some of the top-floor apartments have a private roof garden.
To promote communication between the neighbors, each floor of the building on Handelskai has an Urban Loggia, a communal open space that offers multi-storey open spaces for all residents and a view over the Danube through two incisions in the façade.
The building will be a reinforced concrete solid construction with full thermal insulation. Some areas will be designed as ventilated façades with façade panels. A front façade with manually adjustable toughened safety glass serves as sound insulation. The lightweight balconies, loggias and terraces on the courtyard side blend elegantly into the fully insulated façade.
The photovoltaic system is located on one of the flat roofs and the electricity generated is used for the building's own consumption. All other unused roof areas are extensively greened.
