This masterplan, prepared for C G Fry & Son Ltd. is for a neighbourhood on the eastern side of Wellington, Somerset, of approximately 900 dwellings focussed on a central square incorporating communal facilities and a new primary school. The square is located near the listed buildings of Jurston Farm where the routes across the site naturally meet. The north-south route connects the A38 bypass to the easterly extension of the High Street; while the east-west route connects the southern part of the town to the new Business Park. The site is a greenfield one which includes streams, many substantial mature trees and hedgerows rich in wildlife, so the decision has been taken to devote a considerable proportion of the outer part of the site to public open space. To compensate for the loss of hedgerows in the urban part of the development, it is proposed to substantially enlarge the existing woodland along the eastern site boundary, so providing an extensive new home for the wildlife. All the high quality existing trees will be maintained and new trees are proposed along the main routes to form boulevards. The settings of Jurston Farm and The Elms, an elegant house in the southern part of the site, are carefully conserved. Carparking will be partly on street and partly off rear lanes bisecting the housing blocks which will also be used as access to rear gardens, cycle parking and refuse/recycling collection. The architecture will be strictly based on the local Somerset vernacular as found in the older parts of Wellington.
