The Jawad Sultan Headquarters is located in the heart of Qurum-a popular business and retail space in Muscat,Oman.The building provides commercial and retail opportunities,for local businesses.A contemporary landmark and reference point along the Sultan Qaboos highway becoming the catalyst for the rejuvenation of the area.Its ground and first floors are accessible to the public,suitably reflected with its architecture;a fully glazed façade exposing the restaurants and retail spaces.The building will also be a hosting event space sporting one of the best views in Muscat.
The project has adhered to the latest construction best practice to ensure it’s delivered as per design and specifications.Establishing the most appropriate procurement method for example was an aspect looked at by the PM team.Ensuring the needed equipment were available to install the large LED mesh screen was a challenge faced as it had to be installed to the desired effect.Thermal regulation technology was used in addition to waterproofing systems ensuring the highest suitability of local environment and unpredictable weather conditions.
To create an economically feasible,technically sustainable mashrabiya facade was another challenge.The design concept of incorporating the transparent LED screen behind the mesh window had to be thoroughly investigated.Value management was used to optimise the construction with the given parameters.Post tensioning construction technology was decided instead of the usual RCC structure;resulting in time and cost savings allowing the contractor additional time for higher quality finishing.The use of the large LED mesh screen is the first of its type in Oman providing advertising and revenue opportunities whilst still allowing views from the window behind.
A fully natural stone fascia with integrated mashrabiya windows in a contemporary arrangement creating an eye-catchy ensemble creating a draw factor enhancing the foot-traffic and desirability of the area.
The carefully developed cost&time reserves for demanding techniques and processes, as well as the profound and detailed planning,in addition to the successful value engineering allowing better budget regulations,the project is to be finalized within budget,at the highest quality and expectations.
From the onset of the project,health&safety has been a core consideration.Thorough diligent coordination between all parties has resulted in zero HSE issues.
The building encompasses a double parking basement with seven floors of perfect commercial rentable space due to the projects excellent location.The 2nd-4th floors are specially made as rentable office space,each floor with a flexible layout depending on the tenant’s requirements.Communal areas such as lift lobbies and corridors are finished to a high standard with a neutral décor,suitable for all office types.The 5th&6th floor are home to the Jawad Sultan Group Headquarters,a small residential apartment and rooftop pool with breathtaking views over Muscat.
The construction merges highest technical applications with up-to-date German engineering.A contemporary building rejuvenating the area being a catalyst for the future construction.
The exterior is a clad with two types of Omani marble adding Middle-Eastern detailing through its mashrabiya panels.The first building in Muscat to have an LED screen incorporated into its façade.The penthouse floor has been interior designed by Hoehler + alSalmy providing modern interiors for the entire floor.
