One of our outstanding projects related to design of hotels is a new 3* Hotel building and 4* Apartment building in the rapidly developing area, 200 km south-west of Moscow, Russia.
The 5630 m2 site for proposed development is located along the banks of the Oka River. The River is located to the south of the site and a sloped hillside rises to the town centre located to the North of the site.
The 160 guestroom 3*Hotel is a 6-storey building with a single level basement car park, reception area, restaurants and function rooms on the ground floor, technical floor and hotel floors with 160 guestrooms. The total floor area of the building is 6120 m2. In 2012 our team was appointed as Structural & Civil Engineers for the design of a new building hosting a 4-Star Hotel and Luxury Apartments in the rapidly developing area 200 km south-west of Moscow, Russia.
This development is a 16-storey building with a single level basement, lobby area and function rooms at ground floor, technical floor and residential floors with 150 branded luxury apartments.The total floor area of the building is 10600 m2.
The structure of the building was designed as a monolithic reinforced concrete, with in-situ RC slabs spanning onto in-situ RC walls and columns in regular arrangement through the hotel levels, transfer beams and slabs at technical level and at ground floor, to provide an open space reception areas at ground floor and regular column grid for the car park at basement level. The basement slab and walls were designed as a watertight sealed box to protect basement from high ground water levels. Due to poor ground conditions at formation level piled foundations were proposed.
Main challenges on this project were:
- Adherence to very strict standards required by the hotel operator (ACCOR), including sound insulation requirements and low structure zone at each floor to accommodate standardized MEP solutions;
- Difficult soil conditions on site with man-made backfills and slope stability issues, which required the development of numerous Technical Tasks for highly detailed geological investigations and studies.
