Hudson Pacific Properties (HPP) focuses on acquiring, repositioning, developing and operating high-quality office and state-of-the-art media and entertainment properties. When the firm decided to redesign their headquarters, they needed a space that would embody the same design-forward approach they provide their clients, while reflecting their unique culture as an atypical real estate and financial services firm.
Rapt spent extensive time developing an understanding of HPP’s vision, their core values, and how their perspective is differentiated from other real estate firms. HPP believes that coming to work shouldn’t be a chore or a means to an end. It should be a destination and an outlet to develop ideas. In this way, they behave more like a startup than a real estate or financial firm. Their new headquarters were designed to express their collaborative, creative, transparent, and tailored culture.
The western facing lobby reflects HPP’s focus on properties located on the West Coast. Polished concrete floors give a sense of rawness in the space that is quickly balanced by the intricately designed, light wood details that compose the continual Project Ribbon. The Ribbon travels through all three dimensions in the office space, creating a visual path through both communal areas and past milestone video displays that tell HPP’s story and feature their breadth of work.
The interconnecting feature stair connects the two floors of the office and creates a dramatic experience for clients ascending to meetings with executives. Glass at offices, around the feature stairwell and throughout the conference center allows unobstructed views, providing the transparency so important to the client. Private niche seating and touchdown spaces allow for collaborative interactions where people cross paths the most.
