Embedded within lush foliage on an established suburban street just off the National Circuit, Hotham is the considered retention and extension of an original Inter-War brick bungalow. Protecting history while promising longevity, Hotham seeks to slow-down and consider Canberra’s past, present and future built environment.
The owners of Hotham, a professional couple with two young children, asked for an interesting home that would allow their girls to live and develop “in a healthy, happy and inspiring environment.” They asked for it to be “unique, creative, functional, and with some surprises.” Importantly, the owners wanted to make a positive contribution to the character of the neighbourhood.
The original brick bungalow was solid and compact, on a sizeable block in a wonderful location, but the owners needed more living space for their children to grow and for their interstate family to comfortably stay. They did not want a massive house but hoped the space would feel generous, open and light. Importantly there would be no space that wouldn’t get used.
Though the original home was not heritage listed and had no overlay protection, the owners felt a sense of responsibility and pride. Despite the difficulties and potential for being more financially costly, they chose not to simply demolish and rebuild but instead sough a more sympathetic and thoughtful response.
Hotham is a robust building constructed from resilient, textural, natural and carefully recycled materials - re-using the old red brick and re-instating the original old roof tiles.
At the home’s core is the original cottage, with two pavilion ‘wings’ extending either side, connected by glass links. Similar in size and scale but different in feel and purpose,
one pavilion houses the bedrooms, cosy, internalised and comforting, the other serves as an expansion of the play and entertaining space, open and connected. The front of the house offers a dedicated guest bedroom and a private sitting room with original restored features, before opening into a new, surprising and spacious, open-plan living, dining and sitting room - gently zoned by foliage and minor level changes.
With one a keen cook and one an avid gardener, the family wanted the kitchen to be the heart of the home, generous and highly functional with direct connection to the garden. Beyond a basic merging of indoor and outdoor space, garden has been brought inside forming a lush and leafy internal oasis, while garden is visible and discoverable from every vantage point. Frameless glass at each end of the corridor, which spans and links and the all three built elements - creates the perception of endless green space, continuing on forever.
Precisely detailed, sustainable and addressing the issue of embodied carbon, Hotham is sensible architecture with joy. Providing spaces to inhabit and experience, Hotham is about intimacy and discovery, exploration and surprises, rather than having everything, all at once.
