Hashtgerd 100 unit Green Residential Complex is designed on 23000 square meter land, located close to a 7000 square meter park.
The construction in the new town of Hashtgerd turned to low quality apartment buildings where even public service infrastructure is not fully formed.
Hashgerd Project came across inappropriate density of open and semi-open spaces. Initially, low quality residential buildings brought us the fundamental idea of this project. The core idea is bringing a new life to a small town where living space connects to individual small private gardens; forming a two level small village with separate units incorporated with walking pathways. Plants and trees are included in living spaces to avoid hot summer days.
To provide more peace, this village limits construction material to one type and keeps it minimalistic, hence green spaces melt with less color which brings more serenity to residents.
A bonus to these residential buildings, is neighboring to the adjacent park. This way, both Hashtgerd and/ or new complex residents enjoy the benefits of this neighboring park.
In the Green Village of Hashtgerd, in order to create a balance between the density of residential units, pedestrian path ways and driving roads, necessity of minimizing driving roads and maximizing green spaces and pedestrian friendly environment, were greatly felt. Broader walking pathways and elaborated gardens replaced by limiting car driving roads and parking lots when rezoning took place.
Hashtgerd Green Village compounds a community center surrounded with small gardens and courtyards. In a modern style, these courtyards separate sidewalks from homes, greeneries, open or semi open spaces.
Borders of residential areas, sidewalks, courtyards, buildings, greeneries , public & private spaces, are all redefined to manifest a Village life style.
In this complex while single unit privacy is respected, residents benefit diverse sharing advantages such as lighting, greeneries, recycling, waste management, organic energy and air circulation.
The green village could be a proper model for the whole Hashtgerd new town residential buildings.
An inexpensive residential projects’ pattern is introduced, by limiting the variety of materials and/or reusing& recycling them during construction. Simplifying the details of structures along with infrastructural modules was another cost saving method in this project.
Contrary to mass housing, in this project, repetitive quality patterns are personalized. Even though the modules are repetitive, diversity in landscaping, lighting, surroundings and positioning in common areas, produced three types of patterns. These 3 types of patterns are not the same and by positioning in the site as a whole differ one from the other. This looks an important issue when comes to individual's personal status in a society.
Repetitive vs diversity is taken into consideration when planning this project.
This 2 level project tries to introduce a new pattern of demarcation for residential complexes in which residential units, sidewalks, parks and courtyards are integrating without impairing people’s privacy or compromising green spaces.
