The move represents a significant departure from a traditional Class A high-rise to a low-rise, amenity-rich building in one of the city’s most dynamic neighborhoods.
As a trusted partner, SCB worked closely with Harrison Street’s leadership to assess how this move could support their people and their business. Early programming suggested one solution, but data from workplace badging and real-time occupancy patterns uncovered new insights. The understanding of how space was being used allowed us to realign the office strategy and adjust key assumptions about private offices, team adjacencies, and the size of shared environments.
This shift wasn’t just space optimization; it had a real financial impact. By moving the line on who received private offices and refining the balance between enclosed and open workspace, we right-sized the program to realize significant cost savings for the client without compromising leadership goals or culture.
The design merges executive presence with organizational openness. Leadership areas are thoughtfully layered into the plan, while neighborhoods offer variety, flexibility, and access to shared resources. A monumental interconnecting stair unifies floors, supporting visibility, movement, and cultural connection. Hospitality-forward amenities from lounges to flexible meeting zones further reinforce Harrison Street’s identity and approach to work.
