Groove Commerce at Fallsway Spring in Baltimore’s Harbor East represents the seamless integration of historic preservation and modern workplace design. Urban Design Group partnered with Union Box Company and Groove Commerce to restore and adapt a deteriorated industrial garage within the historic Fallsway Spring Building, creating a vibrant commercial office environment that celebrated the building’s architectural heritage. The renovation preserved defining features such as the original brick façade and structural framework while introducing contemporary interior elements, advanced building systems, and open, collaborative work areas suited to a creative tech firm. Supported by Federal Historic Tax Credits, the project balanced authenticity and innovation, transforming a long-neglected structure into a dynamic example of adaptive reuse that strengthened the evolving Harbor East district.
