The hybrid building is in a privileged position in relation to the epicenter of urban life in Belo Horizonte. Located at the intersection of Avenida do Contorno and Rua Cláudio Manoel, its immediate surroundings have a wide variety of scales and occupancy typologies.
The building is formed by distinct volumes that, when combined around an empty space, create an integral system. The project´s idea is to harness the complexity and vitality inherent to the city, maximizing the potential for ground occupancy in a way that encourages diversity of experiences, uses and people, redefining the relationship between these types of buildings with the street.
The real estate development should be seen not only as a stepped building with a set of shops at the base, but rather as a complex with various parts that relate to the semi- public common area, forming a coherent whole with the potential to activate the block through various uses, providing urban permeability at the pedestrian level.
The project is based on basically 10 strategies: mixed used, varied scale, open block, activated façade, historical interest, varied residential tower, varied commercial base, gardens as communal areas, unity and identity and urban integration on the scale of the pedestrian, the current building, the neighborhood and the city.
Our ambition is to establish a new paradigm of mixed-use buildings in the city, one that takes into account historical heritage, the environment, and the diversity of the immediate neighborhood, integrating public and private spaces and enhancing the urban living experience.
The building will be arguably the tallest building in Belo Horizonte (41 floors, 150 meters), surpassing the Legendary JK Building by Oscar Niemeyer (1968) and the historical Acaiaca Building (1947) downtown.
